In accordance with the Regulatory Reform (Fire Safety) Order 2005, and the Fire Safety Act 2021 Fire Door Maintenance and Inspection is an essential part of any businesses Fire Safety management, Fire Doors are used to compartmentalise escape routes helping slow the spread of fires and smoke, allowing for additional time to escape in an emergency helping to save lives and property.
To ensure Fire Doors perform as expected in the event of a fire, regular inspections must be carried out by a qualified person.
Six-monthly inspections are recommended and three monthly in high usage areas, alongside monthly visual checks by the responsible persons.
The regular use of a Fire Door causes wear and tear on critical components and regular Inspections address this as well as notifying of any damage.
The Fire Safety (England) Regulations 2022 will make it a legal requirement from 23 January 2023 for responsible persons for all multi-occupied residential buildings in England with storeys over 11 metres in height to:
- Undertake quarterly checks of all fire doors (including self-closing devices) in the common parts.
- Undertake – on a best endeavour basis – annual checks of all flat entrance doors (including self-closing devices) that lead onto a building’s common parts.
